EXCAVATION TO DPC

This shall include layout excavation of foundation according to the drawing laying of cement concrete, brick work up to plinth level and laying of DPC and filling of ground level with earth up to 2.00 plinth from road level.

STEEL REINFORCEMENT

Providing, laying & fixing Mughal Supreme Grade 60 steel bars including the cost of straightening, cutting, bending, binding, wastage & overlaps, placing with binding wires, spacer blocks complete in all respect.

REINFORCED CONCRETE RETAINING WALL

Providing & Making reinforced cement concrete 9” thick wall, nominal mix 1:2:4 using Chenab sand & graded Margalla crush stones aggregate crushing & including forms, moulds, shuttering & its removals, lifting compacting, curing etc. complete in all respects as per drawings or as directed by consultants.

BRICK MASONARY

Providing & laying first class brick masonry walls 9” (1:5) & 4½” (1:4) thick as per design in super structure.

SUB-FLOORING

It including Sub Base Floor 4” Thick brick Ballast & 11/2” thick (1:2:4) on Ground Floor Area and 3”Thick Brick Ballast & 11/2” thick (1:2:4) on First Floor Area as per drawing.

TERMITE PROOFING

Providing and carrying out termite proofing (Faprokill) as mentioned in contract.

PARAPET WALL

R.C.C. Pardy Roof 2′-0” Height and 4” Thick.

PLAIN CEMENT CONCRETE

Providing & laying plain cement concrete class 1:4:8 in foundation using Chenab sand Brick Ballast including mixing, transportation mechanical compaction finishing curing etc. complete in all respect.

REINFORCED CEMENT CONCRETE

Providing & making reinforced cement concrete, nominal mix 1:2:4 using Chenab sand & graded Margalla crush stones aggregate crushing & including forms, moulds, shuttering & its removals, lifting compacting, curing etc. complete in all respects as per drawings or as directed by consultants.

WATER PROOFING

Option 01:
Water proofing on R.C.C Roof top 1 coats of bitumen, one layer of polythene sheet, mud in slope, and brick tile grout with (1:2) cement sand mortar.
Option 02:
Water proofing on R.C.C Roof top 3”Thick Brick Ballast & 11/2” thick (1:2:4) on Second Floor Area as per drawing.

PLASTER WORK

Providing & laying Plaster in internal and external (1:4) ratio using Chenab sand as per drawing.

BUILDING HEIGHT

The building height including Ground floor, First floor & parapet is 26 feet respectively as per drawing.

ELECTRICAL CONDUITES

It includes only provide electrical PVC conduits (Make Popular) for points.

All Plumbing & Sewerage work, fittings and fixture (Material and Labour), Marble &Tiles. All types of Wood work, Paint work Landscaping. False ceiling. Ground Floor finish floor level is 2.0ft high from road level. Spiral Stairs & Main Gate, External elevation Crafty, paint, tile etc. Grinding & polishing of marble, AC Unit cooper pipe & drain pipe. Ornamental design work all will excluded as these are not in contract.

• Roof plasters work excluded in this agreement.

OTHER TERMS & CONDITIONS

CONTRACT PRICE
The total tentative contract price for grey works of above stores amounts to Rs: =————/- as per tentative areas.
It does not include any other works not mentioned above in scope of works e.g., Electrical works, plumbing, wood works, finished floors, false ceiling, wardrobes and Kitchens, paints etc.
Connection Utilities (Water Supply, Electricity etc.) will be provided by the Owner free of cost at site (from LESCO as well as generator), as well as maintenance of generator will also be done by the owner.
TIME FOR COMPLETION OF GREY STRUCTURE
Time for completion of the civil works will be 6 months from the date of commencement of the project, subject to timely drawings, decisions and payments. The work will be executed as per the schedule provided by contractor and duly approved by the architect/engineer.
CHANGE IN SPECIFICATIONS, (NOT APPLICABLE)
If, during the course of construction, the client requires any changes in specs of any item, the difference in their costs shall be paid separately to the constructor.
DISMANTLING
Dismantling, pre and post site clearances and its removal from the site by trolleys shall be paid extra to the contractor.
FOLLOW-UP REPAIRS AND MAINTENANCE
Follow up of faults rectification/essential repairs for three months after completion of project will be undertaken by the contractor free of cost
PRICE VARIATION AND ESCALATION
The agreed price for construction of the above cited project package, in accordance with relevant drawings and specifications, is variable price for the duration of the construction period.
Any fluctuations in the market rate up to 5% will be borne by the contractor in the price of steel and cement. If the fluctuation ranges more than 5% it will be borne by the owner. For the purpose of this the base price of steel is 205 per kg, cement is 890 per Bag, 1st class brick Rs.13000 per thousand, Sand Rs. 40 per CFT and Crush Rs.95 per CFT.
LABOUR’S RESIDENCE
The labour and staff shall reside at site during the execution of work till completion.
SETTLEMENT OF DISPUTES
In the event of any difference dispute that may arise between the contractor and client, regarding any interpretation, objections, duties, rights and liabilities of either party whatever, which shall arise in any way contract with or arising out of the contract. The construction meaning of effect of this deed, or pertaining to any matter thereof, the matter will be referred to the arbitrators (Mr. ______________), whose decision will be binding and conclusive on both the parties hereto.
